In Titusville the tree survey comes first
Titusville writes its own land development rules, and they put a tree survey ahead of everything else. As of October 2026, the city code says a tree survey has to be in before a clearing and grubbing permit, a building permit or a site plan approval is issued, and the code spells out who may prepare it (Titusville LDR, Chapter 30).
Get the survey done before you ask anyone to price the clearing. It shows which trees the city classes as significant, specimen or heritage, and those are the trees that shape the plan. Palms aren't counted.
Right after the house goes up
The owner of an existing single-family home is exempt from Titusville's tree removal permit. The catch is timing. The code only counts a home as existing some time after its certificate of occupancy (Titusville LDR s. 30-39), so ask the city when yours qualifies. If you're building now and want to open up more of the yard later, clearing before then still goes through the city.
Bigger parcels start with a way in
On a long wooded parcel, the first job is often access. We clear and grade a drive wide enough for trucks, and the rest of the land clearing gets planned from there. The drive can stay packed sand or get a layer of asphalt millings so it holds up in the rainy season.
Not every parcel with a Titusville address is inside the city limits. Land outside them falls under Brevard County's rules, which our Mims page covers.
House lots in town
For a house lot inside Titusville, the usual order is tree survey, permits, lot clearing, then the pad. Clearing, hauling off the debris and building the pad can be one job with us, so the lot isn't left half done while you line up another company for the dirt.

Good to know locally
Titusville requires a tree survey before it issues a clearing and grubbing permit, and its code limits who may prepare the survey.

Titusville's single-family exemption only applies once a home has had its certificate of occupancy for the period the code sets.
Questions people ask
Who can prepare the tree survey Titusville wants?
The city's code lists the kinds of professionals who may prepare it, and a Florida registered land surveyor is one of them. Ask the city's planning office to confirm before you hire anyone.
Can you put a drive into the back of my property?
Yes. Clearing a lane and grading it is part of our land clearing and grading work, and we can top it with asphalt millings. Check whether the work needs a permit first, inside the city limits or out.
